2. Verify the Patta Chitta Online
The Patta is a legal document issued by the Government of Tamil Nadu, proving the seller's ownership of the land. The Chitta contains details about the property, such as classification and dimensions. You can verify the Patta Chitta online on the official Tamil Nadu Land Records portal (eservices.tn.gov.in) to ensure the seller's name matches the government records.
3. Obtain a 30-Year Encumbrance Certificate (EC)
